RENTAL AGREEMENT

The landlord and tenant agree as follows:

1. SUBJECT OF THE AGREEMENT

The landlord rents out a fully equipped and furnished holiday home for a maximum of 10 persons (including children) and 1 baby.

2. DESCRIPTION OF THE HOLIDAY HOME & FLOOR PLAN

GROUND FLOOR:

  • Entrance hall with cloakroom, staircase, and decorative table
  • 1 toilet
  • Living room with seating and dining area:
    • Seating area: white corner sofa, pouf, 2 coffee tables, wood stove, decoration 
      We kindly ask to use plaids on the white sofa during your stay in Villa Ultima Thule. This helps us to keep the sofa cleen and well-maintained for all guests. Thank you very much for your understanding and cooperation.
    • Dining area: table for 10 persons, 10 chairs, possibility to add 1 baby/child chair
  • Relaxation room with smart TV and decorative fireplace (not in use, strictly decorative, no fire allowed), seating area, tables, decoration
  • Fully equipped country-style kitchen with built-in fridge, AGA stove, dishwasher, table with 2 stools and bench
  • 1 Master bedroom with double bed, bedside tables, wardrobe
  • Ensuite bathroom with walk-in shower, sink with mirror, hairdryer, washing machine and dryer

FIRST FLOOR:

  • Landing with reading corner
  • 1 toilet
  • 1 Master bedroom with double bed, bedside tables, 1 child bed, wardrobe
  • 1 shared bathroom with walk-in/steam shower, double sink, hairdryer and bathtub
  • 2 bedrooms with 2 single beds (built-in loft beds)
  • 1 Master bedroom with double bed, bedside tables, mirror, dressing room and ensuite bathroom with freestanding bath and double sink and hairdryer

BASEMENT:

  • Wine cellar (honesty bar principle)
  • Built-in fridge and freezer
  • Bicycle storage

OUTDOORS:

  • Spacious terrace with BBQ, lounge, and dining table for 10 persons
  • Garden of approx. 6000 m²
  • Wood-fired sauna, wood-fired hot tub, and outdoor shower
  • Outbuilding with table tennis
  • 1 parasol with base

3. DURATION OF THE RENTAL

The rental period is as agreed at the time of booking.
Check-in: from 6:00 PM
Check-out: no later than 10:00 AM

Late check-out may be possible upon request and subject to an additional fee.

4. RESERVATION

The rental price is stated on the website. Reservations are made via the booking platform.
The reservation becomes final upon payment of a 50% deposit. By paying the deposit, the tenant agrees to the terms of this agreement.

5. PAYMENT OF DEPOSIT, RENT AND COSTS

  • Deposit: 50% of the rental price, payable within 7 days after booking
  • Remaining 50% + security deposit (€1250): payable no later than 4 weeks before arrival

Included in the price:

  • Electricity, heating, fuel, water
  • Bed linen and towels
  • Natural care products (Boddi – Belgian brand)
  • Cleaning and dishwasher products
  • Toilet paper and garbage bags
  • First aid kit
  • Tourist tax
  • Basic supply of firewood
  • Final cleaning

6. SECURITY DEPOSIT

At the same time as the payment of the remaining 50%, a deposit of €1250 is required.
The inventory will be checked. The following charges will apply:

  • Broken glass: €10/piece
  • Broken plate: €20/piece
  • Missing/damaged towel: €30/piece
  • Missing/damaged duvet: €150/piece
  • Missing/damaged duvet cover: €80/piece
  • Missing/damaged sheet: €50/piece
  • Missing/damaged mattress protector: €50/piece
  • Missing kitchen utensils: purchase price
  • Removal of household items: purchase price

If the property is not left according to the house rules (see section 9), the following charges will apply: €50/hour for work.
For damage to interior items, the value of the damaged item will be charged.
If no damage or removal of property occurs, the landlord will refund the security deposit to the tenant within one week after the rental period ends.

7. CANCELLATION

Cancellation must be communicated immediately and confirmed in writing.

Cancellation fees:

  • Up to 4 weeks before arrival: 50%
  • Up to 14 days before arrival: 75%
  • Less than 14 days: 100%

Late payment of the balance results in automatic cancellation, with the deposit retained.

In case of force majeure, the landlord may cancel the agreement and will refund payments within 2 weeks.

8. LIABILITY

The landlord ensures the property is in good condition upon arrival. Any defects must be reported immediately.

The tenant is liable for any damage caused by themselves or their guests.
The landlord is not responsible for accidents, theft, or damage to personal belongings.

Pets are not allowed.

9. HOUSE RULES

The tenant must behave responsibly and respect the property:

  • Minimum age: 21 years
  • No parties or excessive drinking
  • Silence outside after 10 PM
  • No subletting
  • No smoking indoors
  • No pets
  • Maximum occupancy: 10 persons + 1 baby
  • No tents or caravans allowed
  • No modifications to the property
  • Respect check-in/out times
  • Close windows/doors in bad weather
  • Lock the house when leaving

At departure:

  • Sort waste properly
  • Clean kitchen and empty dishwasher
  • Leave used bed linen and towels as indicated
  • Leave the house tidy

10. SAUNA & HOT TUB RULES

  • No clothing or shoes in the hot tub
  • Children must be supervised
  • Damage will be charged
  • Follow usage instructions carefully
  • Respect neighbors’ peace after 10 PM

The landlord is not responsible for accidents.

11. KEY HANDOVER

The hostess will personally hand over the keys.
Arrival is expected between 6:00 PM and 8:00 PM.

12. INVENTORY

The tenant must report any damaged or missing items at the end of the stay.
Normal wear and tear reported in good faith will not be charged.
